The world over, RCC buildings are a thing of the past and the world has embraced the change into steel buildings considering the efficiency and overall benefits. We at Steelion are confident that India too would adopt steel buildings in the days to come considering.

1. SPACE EFFICIENCY

This is the biggest benefit as far as a developer or an architect is concerned. The column sizes are 80% smaller than an equivalent RCC building due to the reduced weight as well as due to the strength of steel sections. This results in a larger carpet area which directly turns into higher revenue. The difference is most significant as the height of the structure increases. In addition to the area efficiency, Steelion is able to provide height efficiency since the depth of the steel beams is much less as compared to the RCC equivalent. Steelion also is capable to fabricate and install pre-designed castellated beams which have space within them for services passage, thereby leading to immense saving of floor to floor height. The optimum use of above both ensures that the height efficiency is also increased by 20%.

2. REDUCED LABOR DEPENDENCY

Currently, the market is facing a huge crunch of labor. Mechanization and automation is the way ahead, and the construction industry is warming up to this. The labor demand for steel buildings is 80% lower compared to an equivalent RCC building since significant value of work is achieved in the fabrication facility and not in site. This results in better control of project completion timelines since labor non availability is no longer the major concern.

3. LESSER DURATION FOR CONSTRUCTION

The steel buildings construction is 100% faster than equivalent RCC buildings. The significant value of work is achieved in the fabrication facility and only erection of the members take place in-situ. The time duration for pour, setting time of concrete, curing, staging, shuttering, re-bar works etc are no longer concerns. Over and above this, most of the fabrication work would happen at the factory during the foundation works at site, which helps in further crashing the schedule.

4. DESIGN FLEXIBILITY

RCC structures seldom allow the design consultant to be ambitious about the design. Irrespective of the aspiration for better aesthetic and functional buildings which are different from the lot, all design consultants are unfortunately anchored down by the structural design/load considerations for concrete. The world over steel buildings have allowed the design consultants to move past this bondage and this has resulted in more functional, aesthetic, different and overall efficient designs.

5. LONGER SPANS

RCC design infrequently allows a span of more than 11.5m. However, for steel buildings, the spans can be as high as 18m. This allows better space utilization and more carpet area.

6. LIGHTER FOUNDATIONS

The dead loads of RCC members are many times more than the dead load of steel members for an equivalent steel building. The heavier loads result in larger and heavier foundations. This isn't the case for the steel buildings. Due to the reduced weights of the components, the foundations are lighter. In many cases, this would result in significant savings in terms of reduced excavation costs or reduced piling costs. Savings in project duration is also an added advantage.

7. REDUCED DEPENDENCY ON WEATHER DURING CONSTRUCTION

Concrete pour is fully dependent on absence of rain. Almost all steel works can be executed at site irrespective of the weather conditions. This gives better control over schedule timelines.

8. EASIER MODIFICATIONS

Steel buildings can be modified easily at any point of the building's life without the hassles of breaking of concrete, longer duration down-times, uncontrollable dust and noise, necessity to check the strength of members, evaluation of foundation strength etc. This gives the promoter lot of flexibility with his business plan.

9. REDUCED DEPENDENCY ON EXTERNAL FACTORS

Concrete is highly susceptible to market conditions and raw material availability. All situations such as but not limited to truck strikes, aggregate supply, cement prices etc affect the project directly. Steel structures are not affected by any such situations. Moreover, objections during construction is less since there is reduced vehicular movement, reduced dust and noise levels which all results in better construction environment and minimum unforeseen interferences.

10. BETTER QUALITY CONTROL

Since all fabrication is being done in automated fabrication units, the manual dependency is less. Due to reduced manual dependency, there is better control over quality. Unlike RCC works supervision at site is only required during the joining of components and not during all stages.

11. EASE OF EXECUTION AND BETTER CONSTRUCTION SPACE UTILIZATION

The modus operandi of steel execution is limited to receipt of materials, hoisting and joining. Unlike concrete, the inconveniences to the stakeholders is limited since there is better space utilization, reduced space demand for auxiliary units such as batching plants, reinforcement cutting and bending yards, quality labs etc.

12. HIGH SALVAGE VALUE

There is no loss of material at all. All steel components can be 100% recycled. This gives the builder flexibility to change the building properties during any stage of the project life.
